Reborn green


In one of the world’s oldest cities, a few hundred metres from the Olympic Stadium, a 1983 block reimagined. ART1 is a new building made from an old building, stripped back and playful.

  • 6-floors, 21,520 sq. ft.

  • Retrofit of awkward, disjointed office – redesigned as if composed of 12 separate buildings, each with own interior atmosphere

  • Acquired 2020, construction completed in 5 months

🌱Sustainability

  • Achieved local A+ highest energy efficiency grade

  • Retrofit of a former confusing muddle of awkward floorplates – rearticulated + redefined for maximum space utilisation

  • High-performance insulation and windows + low-energy MEP systems + integrated photovoltaic panels as part of façade

  • Existing luxurious black marble flooring restored + ceilings stripped back to expose original concrete framework – creating rough but refined aesthetic with minimal waste to landfill


🥦 Wellbeing

  • Planted roof garden + circular pergola crown the building: hosting smaller outdoor shaded working spaces, bar + large event area

  • Building reorientated to take advantage of its location adjacent to natural park: large openings cut into existing solid walls to open up views and bring in more natural light

  • Perforated red metal library – creates soft separation between a variety of different working spaces

  • Includes private state-of-the-art gym + showers


🎈Bonus feature

The building achieved 100% occupancy to 3 tenants before it was even completed – including leading renewables company RWE.
