🌱Sustainability
25% more efficient than standard “green” buildings – awarded DGNB German Sustainable Building Council Gold
Ventilated double skin façade (almost 7 ft. wide in some areas) – provides maximum daylight + very effective heat gain protection
Integrated energy management system – redistributes energy surplus i.e., heat in one area goes into cooling in another
Next level Smart Building = a self-learning AI “Brain” means it learns from its occupants: all systems coordinated in engaging tenant app, saving energy + driving sustainable behaviour
🥦 Wellbeing
Designed as a catalyst for social experiences: spacious surrounding plazas, semi-public ground floor foyer with exhibition space, food market, and children’s reading corner
Through the building app, occupants can identify optimal workspaces based on their unique preferences, location of co-workers, and energy efficiency
Outdoor terraces on all floors + vast roof terrace + natural ventilation via opening windows
🎈Bonus feature
Because of proximity to the Berlin Wall, the wider Europacity site remained underused and sparsely developed for decades. A strict legal covenant from the 1990s limited the site’s buildable area to 140 ft. on each side – thus the cube was born, a dilapidated wasteland revived.
