In London’s Silicon roundabout, HYLO melds old and new. An ambitious “cut-and-carve” job – stripping the 16-storey 1960s block back to its concrete skeleton – while adding 13 storeys atop.

  • Retrofit + extension of vacant 1960s high-rise, completed 2021

  • 13 new storeys (+70% height) added to original superstructure: total 28 storeys = 258,000 sq. ft. office space + 17,000 sq. ft. retail

  • 100% of existing foundations retained + 60 existing piles + majority of frame = 2,500T of CO2 saved: lettable area doubled, while reducing upfront carbon by 35%

  • Water consumption meets highest BREEAM standards: rainwater harvesting helps reduce reliance on mains supply by 50%

  • Exposed thermal mass of concrete soffits instead of suspended ceilings reduces cooling loads + draws heat away naturally; ventilation at night in summer months pre-cools exposed concrete slabs, using less carbon
